We are seeking a detail-oriented and highly organized Senior Associate, Foreclosure REO to join our team during a pivotal stage in our company's growth. You will play a crucial role in our success by executing on our mission to serve our clients and investors. This position will report to the Managing Director, Capital & Credit and oversees the foreclosure process and property preservation efforts, ensuring compliance with legal and investor guidelines. This role involves managing foreclosure timelines, collaborating with attorneys and vendors, resolving title and property issues, and facilitating the sale of Real Estate Owned (REO) properties. The ideal candidate will possess strong analytical and organizational skills, expertise in foreclosure and property management, and a genuine desire to go the extra mile for our customers.
Responsibilities:
FORECLOSURES
Work with servicers, investors, and attorneys to manage loans through the foreclosure process from start to finish
Responsible for timely processing of activities and responsiveness to ensure foreclosure timeline management is met
Maintain and update various databases and spreadsheets that provide periodic management and investor reports relating to foreclosure management and attorney oversight
Review loans to ensure all federal and state laws and regulations have been met and all investor requirements have been completed to refer the loans to foreclosure in a timely manner
Act as primary liaison with all foreclosure attorneys, which includes reviewing monthly status reports, monitoring foreclosure timelines, and discussing accounts with various attorneys to ensure that all steps are being taken on up to 100 active foreclosures
Work with VP, Legal Operations to escalate and hand off all litigation and bankruptcy matters
In collaboration with VP, Special Assets, prepare bidding instructions for all sales in compliance with investor, insurer guidelines
PROPERTY PRESERVATION AND REO
Complete legal follow-ups and verify foreclosure sales are complete and process repossessions as necessary
Ensure the property has a clear & marketable title at the end of the foreclosure process by reviewing the title search to confirm all required liens will be foreclosed out
Monitor Vacant Property Loan Inventory to ensure a smooth transition to REO and release of mortgage liens
Review, research, and help to resolve all title issues
Monitor daily REO inventory to identify, escalate, and resolve delays
Monitor REO inspection reports to identify squatters, vandalism, and property code violations
Help facilitate the sale and closing of all Real Estate Owned properties (REO) by processing contracts and all other required documentation
Work with REO Asset vendor to address and resolve all inspection issues
Manage the eviction completion process on properties that have completed the foreclosure process and are considered REO properties
Requirements:
Bachelor's degree in finance, business, real estate, or a related field (a combination of education and foreclosure experience may be substituted at management's discretion). A paralegal certificate is a plus.
5+ years in foreclosure and property preservation management
Knowledge of financial and credit analysis techniques
Working knowledge of individual state foreclosure guidelines, calendars, and regulations
Ability to read and interpret loan agreements and legal documents
High attention to detail and ability to work independently while managing multiple deadlines and priorities
